We provide a confidential, stress free, all-in-one service, covering all relevant works, from the initial appraisal through to planning approval and development – ALL with no financial commitment and zero risk to our clients.

Having performed the initial due diligence and no-obligation land assessment, where appropriate we will make the landowner a firm offer to secure the land for residential development. Once our offer is accepted, solicitors will be appointed to prepare an option agreement allowing us to acquire the land for the agreed price within a certain timeframe. Once all parties have signed the option agreement we shall begin the planning and application process, at our own risk and cost.

Using our funding, experience and knowledge our expert team of surveyors, architects & planning consultants leave nothing to chance and work hard to thoroughly complete the planning application process; submitting the application, along with the relevant reports, detailed drawings and the professional plans needed to successfully secure planning consent and maximise the GDV (Gross Development Value).

Once planning permission is secured, Garden Land Sales & Development Ltd will exercise the option to purchase and develop, or sell the uplifted land for development at the agreed purchase price and funds are sent to our clients bank account.

After which a trusted builder will develop the land and create high quality, sustainable homes for eventual sale.

Step 2 - Site Assessment

Site meeting along with further due diligence with planning consultants and architects.

Step 3 - Agreement

Offer and sign in to an option agreement. All costs covered by Garden Land Sales & Developments Ltd.

Step 4 - Planning

Submit planning application within 12 weeks of signing the option agreement.

Step 5 - Client Pay Day

Planning approval gained & land sold to developer - Our clients payday.

Step 6 - Build Starts

Start on site and build.
